Q: I’m a first time homebuyer, what is the process for me to buy a home? A: First, you need to find an agent who you feel comfortable with and trust. They need to have your best interest at heart while having the skills necessary to negotiate on your behalf. Talk to your friends, family or coworkers for any recommendations of their past experiences. George: 80% of my business comes from Referrals of my past clients, friends, family members and associates that know of my reputation and me. What better to do than to choose to work with a top agent with first hand experience of how I take care of you down to every last detail.
Q: How does an Realtor/real estate agent get paid? A: A real estate agent gets paid out of the proceeds of the sale of the home you purchase. You the buyer do not have to pay the agent anything unless the agent charges and administrative fee. George: My Team and I work only with the folks that are serious about buying or selling. We will ask for your commitment upfront to work with us exclusively. In turn your will have VIP status with us and you will get the best of us and in a timely manner.
Q: What is an administrative fee? A: A fee charged on behalf of working with that agent/company. (Usually between $150-$500 per transaction.) It is possible to negotiate this fee. George: My Team and I do charge an administrative fee. That fee helps substitute the costs of all the administrative duties associated with opening a new file. We know that you’ll be so impressed with our service that you’ll refer us to all of your friend’s, family and co-workers. That’s how we can spend so much attention to you instead of constantly out there searching for new client’s to do business with.
Q: Can I just call whomever to show me a home and when I find the home I like- buy through that agent? A: You could but....you want to work with someone you are comfortable with. Nothing worse than being in a transaction an the agent does not return your calls, works part time or only cares about getting a check. George: Working with my Team and I.... you only have to tell us your personal information once and that information we use to benefit you in your transaction. If you constantly have to tell each agent over and over...you start to get annoyed with the process. Buying or selling should be and is exciting-if you have the right agent working with you in the same common goal.
Q: Is a Realtor® and a real estate agent the same thing just different terms? A: A Realtor® is a member of the National Association of Realtor®(NAR) and has to comply tothe Code of Ethics set forth. A real estate agent is just a sales person who can sell real estate. George: I’m not only a member of NAR and Pennsylvania Association of Realtor®(PAR) as well asR.AY.A.C. (Realtors Association of York and Adams Counties) and I am in good standing with them all.
Q: Can I sell my current home and get the $6,500 tax credit for existing home owners? A: NO! The credit is for MOVE UP buyer's. You have to purchase a home more than the sale price of the home you are selling. George: This tax credit insure's that the folks who want to benefit from the credit- help the seller selling by buying their higher priced home, which those folks may be buying a more upscale home (and can benefit also with the tax credit) or scale down from their larger home to a smaller home- at which they will not get the tax credit benefit. Without the rules in place for this tax credit there would be no real advantages for the general public and the economy.
Q: Can I buy a home and get the $8,000 tax credit? A: YES, IF you have NOT owned a home in the last 3 years. George: This tax credit is benefical for those who want to get a good jump start with home ownership. And can be even more benefical if used with a USDA loan program(100% financing). Where you may only need to contribute a few hundred dollars to buy a home versus thousands of dollars!
